POSITION:                    Building Operations Assistant (BOA) - District Employee

                                      14.00/hr - 40hrs/wk 

                                      12 month, 260 days/year

REQUIREMENTS:      Act 24 Arrest/Conviction Certification; Act 34 Criminal Clearance; Act 151 Child Line Clearance; Act 114 FBI Fingerprinting Security Clearances; Act 168 Sexual Misconduct/Abuse Disclosure Release and SafeSchools Training

 

 

Qualifications:         High School diploma or equivalent; Five years of increasingly responsible experience in facilities maintenance and cleaning area preferred; Knowledge of facilities maintenance and cleaning practices and procedures; Ability to perform minor maintenance work on facilities; Ability to make independent judgment concerning matters related to maintenance and custodial services; Experience in education environment considered a plus.

 

Position Goal:         

  1. Responsible for the overall maintenance, cleaning, safety, and daily operation of assigned District facilities.

 

  1. Ensure that 30 minutes before the start of each school day, assigned District facilities are open, ready, and properly prepared to receive students and staff for a productive day of educational instruction.

 

  1. Perform preventative maintenance checks and tasks on set timeline as detailed on preventative maintenance schedule for the position.

 

  1. Identify and perform minor maintenance projects as needed as detailed on minor maintenance schedule for the position.

 

  1. Monitor and follow major maintenance projects through to conclusion.

 

  1. Perform assigned custodial duties as detailed on custodial schedule for the position.

 

  1. On a daily basis, review and verify the custodial services performed after school hours by contract operators of the District.

 

  1. Maintain facility security at all times, including monitoring of buildings, alarms, door access, card access, and keys; and respond to alarm and emergency calls if needed, including after regular work hours.

 

  1. Maintain safe work conditions and environment of assigned District facilities.

 

  1. Responsible for timely removal of snow and ice from entrances, sidewalks, and parking lots of District facilities, not otherwise done by contract operators, so that facilities can be accessed and used in a safe manner.

 

  1. Review and verify that the landscape services performed by contract operators and staff for maintaining the grass, playing fields, and landscaping of assigned District facilities are in an appropriate and safe condition.

 

  1. Work at after school meetings and events that occur at assigned District facilities as required and needed.

 

  1. Be on call as required and needed before and after regularly scheduled work hours and on weekends and holidays to respond (by telephone, e-mail, text, or in person) to problems or issues with assigned District facilities, including snow and inclement weather.

 

  1. Assure that all tools, power equipment, and operating systems (including HVAC systems) at assigned District facilities are maintained in a safe and operable condition.

 

  1. Maintain water softener salt levels and keep inventory of salt, and report reorder need to Custodial Supervisor.

 

  1. Record heating oil, propane, and chlorine levels for systems that are in place at assigned District facilities and report to Custodial Supervisor.

 

  1. Run emergency generator system once a week for at least fifteen minutes, verify proper functioning of system, and maintain a log of the activity.

 

  1. Follow-up on and correct as appropriate facilities related complaints from management and occupants of assigned District facilities; and communicate issues of concern to Custodial Supervisor.

 

  1. Work as part of District’s summer maintenance and cleaning team.

 

  1. Maintain work areas in a clean, neat, and orderly condition.

 

  1. Using District software system (currently FMX), monitor and maintain systems for work orders, work logs, inspection and preventative maintenance schedules, and maintenance requests.

 

  1. Using District software system (currently FMX), maintain inventory of supplies, materials, and equipment; and order replacement inventory as needed.

 

  1. Prepare for and participate as part of inspections, reviews, and external audits of assigned District facilities.

 

  1. Assist in the development of facilities team goals and priorities.

 

  1. Assist as needed in the preparation of presentations and analytical reports.

 

  1. Assist as needed in the development, preparation, monitoring, and revising of facilities related budgets (including annual capital reserve and capital projects).

 

  1. Assist as needed in preparing documents for bids, grants, and contracted services.

 

  1. Prepare and submit reports and other documents as required.

 

  1. Learn and understand all software and related software packages used by the facilities team to perform required duties.

 

  1. Attend meetings and provide input as necessary.

 

  1. Obtain and maintain work related certifications as may be required, and attend professional development training and workshops as necessary.

 

  1. Assume other responsibilities as assigned by Custodial Supervisor, Assistant Director of Facilities, or Director of Facilities.
